Most real estate chatbots handle the first question fine and break on the second. Here is what to know before choosing one.

Real estate chatbot: what to expect before implementing one

Almost every real estate company that tried automating WhatsApp started with a chatbot: it answers the price, the square footage, the location, and up to there it works fine. The problem shows up on the second question, the one that was not in the script. That is where the chatbot gets stuck, repeats the menu, or hands off to a human who is on a visit at that exact moment.

What a basic chatbot handles well

It should not be dismissed outright: for the volume of repeated questions (price, availability, location, business hours) a simple chatbot covers extended hours and keeps a lead from waiting hours for something that has a fixed answer.

Where it falls short

  • It breaks as soon as the question steps outside the script: ask "does it have a view?" instead of "what is the price?" and it gets stuck.
  • It does not follow up. If the lead does not reply right away, the conversation just sits there.
  • It does not qualify: it cannot tell someone ready to book a visit apart from someone just browsing prices.
  • It is not always logged in the CRM, so the advisor who picks up the conversation has no context.

What to check before choosing one

  • Can it hold several conversations at once without losing track of each one?
  • If a lead writes back three days later, does it remember what was already discussed, or does it start from zero?
  • Does it integrate with the WhatsApp Business number the company already uses, or does it require migrating to a new one?
  • How long does it take to implement, and who loads the project information, your team or the vendor?

If most of these answers leave you unsure, you are probably looking at a menu-driven chatbot disguised as automation, not something that solves the underlying problem.

The real difference is one level down

These questions separate chatbots from each other, but there is a different category of tool that does not just answer: it understands, qualifies, and follows up without depending on a script. That is where an AI agent comes in. We explain the full difference in What is a real estate AI agent.
